If you do have a mold or microbial problem in your building, it is helpful if you have a specific document that identifies the problems and outlines what needs to be done to correct them.
The time needed for an on-site inspection usually lasts 1-3+ hours depending upon the size of the building to be inspected and the complexity of the project.
Before the appointment, there is a questionnaire that is completed by the occupant or owner. The answers assist us in identifying the history of water intrusion, and therefore the most probably locations of mold growth or by indicating where growth is visible, we may be able to figure out the source. It is also beneficial for us to know about any previous inspections or remodeling and specific client concerns. The last page of the questionnaire summarizes any physiological symptoms that the occupants may be experiencing.
Particle meter, moisture meter, temperature and humidity readings are taken during the first portion of the physical inspection. We may also, if appropriate, use an infrared camera to find areas of moisture. We review these findings with you during the inspection and advise where and how many samples should be taken. If mold is suspected, air and/or swab samples of the area will be taken and delivered to a licensed environmental lab for analysis. All the data is gathered together and presented in a Mold Status Report. This Report will clearly define what a remediation company is to do.
The report is delivered by e-mail unless otherwise specified. After receiving and reviewing the report, it is recommended that any additional questions or concerns be discussed over the phone with the inspector.
If remediation is needed because the presence of toxigenic molds was discovered, American Air Testing will be available throughout the process to answer any questions or concerns that may arise.
We have the ability to combine the Mold Status Report with other inspections, as needed if the suspected contamination includes bacteria, asbestos, lead, chemicals or leak detection. For example, a house that has flooded may have both a sewage (bacteria) as well as lead, asbestos and chemicals.
Some projects are very complex and sometimes may need a detailed removal protocol. This will be discussed with you on-site. There is an additional charge for this extensive document preparation.
No work is ever done without your specific preliminary authorization.
A Mold Status Report prepared by American Air Testing includes:
- Summary of findings, observations and recommendations
- Photos with captions and supporting instructions
- Appropriate lab results
