Each project has different requirements and goals which require different site evaluations, environmental testing and reports.

We price our inspection and report fee on the location, size of the project and the complexity.

We have extensive experience and are insured, credentialed and licensed to perform multiple environmental tests and services.

If you have toxic mold, you also may need lead paint and asbestos testing as well before clean up directions and clearance or validation testing. We can do all of this and more. Ask if you don’t find what you are looking for on our website.

Lab testing is an additional charge.  We cannot determine the exact testing necessary without an onsite inspection. No testing is ever performed without your preliminary consent.

Why don’t the store bought mold and other store bought environmental tests work?  They are a lot cheaper.

Mold tests are unrealiable because there needs to be good “food” for the mold to eat.  It’s unknown how long the kits have been on the shelf, how they were stored or if they sat on a delivery loading dock in hot sun for three days.

The second issued is some molds are heavy; others are light in weight, so you will not get an accurate evaluation of what molds really are in the air.

Thirds, some of the molds “eat” other molds to grow.

Radon home tests can be used as an indicator.  Common sense would tell you if you receive a “positive” result, a professional should test.  You may wish to reconsider your self testing methods if the transfer of real estate is involved.  There are multiple online maps of geologic areas where radon is commonly found.  If you are inside one of those areas (like Sacramento) then professional testing is indicated.  However, inside  San Francisco we have heard of radon in a house once in eleven years.  We are not trained or credentialed to perform radon testing; we will be glad to refer you.

Asbestos testing kits (there’s on one this site) need to have very, very clear directions on how to take that sample, to keep you safe.  Only very limited items are allowed by all the multitude of governing bodies to be “self-tested”.  Just be sure you know what to do if you receive an “actionable level” of asbestos in any material.  Asbestos was, by law, supposed to be removed in building materials made after 1981.  However, counties outside the US make a lot of building materials and it is possible today to go to the big box hardware stores and purchase asbestos containing building materials.  No, it is not usually listed on the ingredients or otherwise noted on the packaging.

Lead is another one that is prevelent.  Again, lots of laws, and what do you do with an “actionable level” result?  Again, professional testing is highly recommended on any building painted or sealed before 1978.  If this is a commercial building, especially a school or hospital, there should be no question about “self testing”.
